The AQI Scale: What the Numbers Mean
The EPA's Air Quality Index runs from 0 to 500, with six color-coded categories. Each category reflects a different level of health concern. The AQI is calculated separately for five major pollutants: ground-level ozone, PM2.5, PM10, carbon monoxide, sulfur dioxide, and nitrogen dioxide. The highest individual pollutant AQI becomes the reported AQI.

PM2.5 vs. Ozone: The Two Pollutants That Matter Most

PM2.5 (Fine Particulate Matter)
Particles smaller than 2.5 micrometers — about 1/30th the width of a human hair. They penetrate deep into the lungs and cross into the bloodstream. Wildfire smoke has transformed the air quality landscape in the US. Smoke events that push AQI above 200 now affect cities hundreds of miles from active fires. In 2023, Canadian wildfires blanketed the entire eastern US in smoke, pushing AQI in New York City above 400 — the worst reading in the city's history.
For homebuyers, this means air quality is no longer a static attribute of a location. Seasonal smoke exposure should be factored into any purchase in the western US or areas downwind of major fire regions. Check historical AQI data on AirNow.gov, not just current readings.
